抄録	研究成果の概要 (和文) : バブル経済崩壊後に実施された都市再開発の実施展開や問題点,戦略性を分析・考察した結果,以下のことが明らかとなった。第1に,都市再開発の種地となる旧国鉄清算事業団用地が処分されたことで,大都市内部における大規模な都市再開発,いわゆる「都市再生」を可能にした。第2に,バブル経済崩壊後に実施された都市再開発はそれ以前に計画・事業化されたものに過ぎず,鈍化してきている。そして第3に,各デベロッパーは特定の地区で都市再開発を実施することで,資本投下を集中させてきている。
	研究成果の概要 (英文) : The purpose of this study is to analyze the development and the significance of urban redevelopment after the collapse of the bubble economy. The following are significant outcomes that resulted from this study: (1) The many redevelopments in urban area were executed because the former JNR Settlement Corporation sold a lot of estates in that area. (2) Though many redevelopments were executed after the collapse of the bubble economy, new redevelopment plans were decreased in that term. (3) Real estate companies have tended to launch new redevelopment plans in the particular areas since the latter half of 1990's.
